What is Trust Deed Investing?

Trust Deed Investing involves investing in real estate loans secured by a deed of trust. Investors act as the lender, providing funds to borrowers for property acquisitions or refinancing. The trust deed serves as collateral, securing the investment with the property itself.

Key Benefits

1. Secured Investment:

Trust Deed Investments are backed by well-positioned California real estate, offering a tangible and secure asset as collateral. This reduces the risk associated with the investment.

2. Fixed Returns:

Investors receive fixed and predictable returns, often higher than traditional investment options. This stability is attractive in varying market conditions.

3. Diversification:

Trust Deed Investing allows you to diversify your portfolio beyond traditional stocks and bonds, providing a balanced approach to risk and reward.

4. Professional Management:

Trust Deed Investments are typically managed by experienced professionals who conduct thorough due diligence on the borrower and property, ensuring a well-informed investment strategy.

5. Regular Income:

Investors can enjoy regular monthly interest payments, providing a steady income.

How Trust Deed Investing Works

LENDER PARTICIPATION: Investors join a trust deed investment opportunity facilitated by Ocean View Capital.

LOAN ORIGINATION: A borrower applies for a real estate loan, and after a thorough evaluation, Ocean View Capital approves the loan, securing it with a deed of trust.

INVESTOR FUNDING: Investors contribute funds to the loan, becoming beneficiaries of the trust deed. Each investor's contribution is proportionate to their investment amount.

LOAN REPAYMENT: The borrower repays the loan according to the agreed-upon terms, providing investors with regular monthly interest payments.

EXIT STRATEGY: Upon the completion of the loan term or property sale, investors receive their principal along with any outstanding interest.

Risks and Mitigations

While Trust Deed Investing offers attractive returns, it's crucial to be aware of potential risks:

  • Market Fluctuations: Property values may fluctuate, impacting the overall value of the investment. Thorough property evaluation and risk mitigation strategies can help address this concern.

  • Borrower Default: In the event of borrower default, investors have a claim on the property through the deed of trust, mitigating the impact of potential losses.

  • Interest Rate Risk: Changes in interest rates can affect returns. Diversification and choosing a mix of short and long-term investments can help manage this risk.

Frequently Asked Questions

Q: What is a trust deed?

A trust deed, also known as a deed of trust, is used in some states in the United States, e.g. California, as an alternative to a mortgage. It involves three parties: the borrower (trustor), the lender (beneficiary), and a neutral third party known as the trustee. The trustee holds legal title to the property until the borrower repays the loan, at which point the trustee reconveys the title to the borrower. If the borrower defaults on the loan, the trustee can initiate foreclosure proceedings on behalf of the lender.
